Job Description

We are in search of an experienced Asset and Real Estate Manager (Manager) who will be responsible for the supervision of the operation of multiple properties in a portfolio within our Workout Services line of business. The Manager will be tasked with conducting risk analyses, reviewing policies and developing strategies to maximize the asset’s potential. This requires successful communication with existing and potential clients, the supervision of multiple sites and diverse personnel, fiscal oversight including income maximization, preparing and executing plans and budgets and operation of properties to meet our client’s goals. The right candidate will demonstrate a solid comprehension of real estate industry best practices and demonstrate excellent problem solving skills with senior leadership and diverse stakeholder groups. The candidate needs to be able to function at a high level within an incredibly fast-paced work environment and should have commercial property management knowledge. Position will be responsible for overseeing the maintenance and occupancy of commercial properties such as, but not limited to, industrial buildings, offices and retail shopping centers. Responsibilities 

Real Estate/Asset Management:

  • Work with senior leadership across the company’s various business lines to help oversee diverse real estate portfolios on behalf of stakeholders.
  • Track goals and objectives for each property.
  • Assist in the preparation and approval process of property operating budgets and monthly reports.
  • Lead property tours with internal team and third-party service providers.
  • Evaluate property and organize take-over plan to assure a smooth and seamless transition.
  • Site visit to introduce company as a new management company.
  • Forward and communicate to accounting department the relative contractual terms as applicable to the payment of vendors, utilities, etc.
  • Review maintenance contracts and evaluate quality standards.
  • Negotiate contracts with qualified vendors for services appropriate for individual properties.
  • Manage staff as they assist on various projects.
  • Analysis and understanding of Property financial statements.
  • Prepare and maintain reports and documents for executive management.
  • Oversee local third-party property managers, brokers, and leasing agents.
  • Seek, establish, build and maintain relationships with Real Estate Investment Trusts, Brokers and Developers.
  • Expand existing partnerships and establish new relationships with various real estate experts in select markets nationwide.
  • Coordinate with accounting to develop and implement financial models for projects.

Qualifications and Skills

  • Bachelor’s degree required with a concentration in real estate, business, finance and/or accounting.
  • Demonstrated ability to complete the following: analyze and interpret complex leases, educate stakeholders on lease compliance responsibilities, problem solving of complex issues, identification and improvement of business processes.
  • Extensive understanding of real estate, with a proven track record of successful real estate transactions across all property types.
  • Experience managing real estate brokers and due diligence consultants for purposes of evaluating and completing a wide range of real estate transactions.
  • Experience in working with lenders and lender relations.
  • Current knowledge of industry trends in real estate and development, natural desire to understand specific market characteristics.
  • Working knowledge of real estate laws, documents and contracts including leases, subleases, lease assignments, development agreements, listing agreements and PSAs.
  • Understand receivership, foreclosure and bankruptcy regulations and laws, a plus.
  • 8 - 10 years real estate and asset management experience.
  • Flexibility to travel.
  • Working knowledge of financial data, budgets and variance analysis.
  • Strong Microsoft Office skills (Word, Excel). 
  • Strong organizational, written and verbal communication skills with attention to detail; interpersonal skills which facilitate teamwork.
  • Ability to multi-task and prioritize.
  • Demonstrated ability to take direction and follow-through on tasks independently with minimal supervision.
  • Experience in a small office environment handling a variety of tasks with a demonstrated ability to be flexible and follow and/or set priorities.
